Value Maximization - Maximizing Value is the key to our success. Our job is to understand the existing value, future value, and potential hidden value that could be unlocked to maximize profits.  a property with a less than $10 million value, an assumable non-recourse loan and a regionally cap rated tenant with a Modified gross lease and 7 years remaining has  a unique value/audience versus a cap-rated tenant with a NNN lease and 10 year lease.  we know the differences, how to properly value/test the market and who to target.
