Define the operating brief
Customers, employees, access, parking, configuration, equipment, ventilation and accessibility shape the search. A boxing gym and a hospitality venue need very different answers from the same building.
Evaluate total occupancy cost
Base rent is only one layer. Operating expenses, taxes, utilities, insurance, buildout, maintenance and equipment can change the economics. We clarify landlord and tenant responsibilities before treating spaces as comparable.
Align readiness with obligations
Facility delivery, permits, equipment installation and buildout schedules should be evaluated against rent commencement and other commitments. Proposed protections are negotiating objectives—not a claim that every provision is accepted.
Preserve future options
Renewal provisions, expansion, assignment, use restrictions and restoration obligations affect the business beyond opening day. Paladin tests the lease against likely changes in the operating model.
Economics & execution
A space that looks suitable may require costly ventilation, power, accessibility or use approvals. Lease terms should account for who performs and pays for improvements, when delivery is complete, and what happens if dependencies slip.
