Valuation & portfolio strategy

A Broker Opinion of Value (BOV) is one capability within Paladin’s broader advisory work. We help owners understand value assumptions and weigh whether to hold, improve, lease, reposition, refinance or sell.

01 / How Paladin adds value

Build the economic picture

Income and expense analysis, lease review and responsibility for recurring costs reveal what the property produces and what it requires. Capital needs and property condition belong in that same picture.

Select relevant market evidence

Comparable transactions must be considered in context: location, use, condition, tenancy, size, timing and financing. Apparent similarity does not make every comparable equally informative.

Test assumptions and scenarios

We examine lease rollover, rent potential, vacancies, expense changes and capital work. A supported range makes assumptions visible rather than concealing uncertainty behind a single number.

Reconcile value with strategy

Market evidence and property economics are reconciled into a supported value range. That range informs portfolio choices and sequencing rather than standing alone as the firm’s only offering.

Important considerations

A BOV is not a formal appraisal. Acceptance for a lending decision, tax appeal or other specific purpose is not promised. Where an appraisal or specialized tax advice is required, appropriately qualified professionals should be engaged.

  • What decision will this value analysis inform?
  • Which lease or capital assumptions are most sensitive?
  • Does the intended use require a formal appraisal?
